The St Sepulchre Gate West area of Doncaster constitutes the western quarter of the town and includes the railwaystation quarter. It thus has significant strategic importance and is known as the ‘western gateway’ to the town. Yet the existence of a dual carriageway has resulted in the retail core being bisected from the station and has undermined the development potential of St Sepulchre Gate West. Although the area does have several listed buildings, including St James Church, the overall quality of environment at present is poor.
The Area Action Plan prepared by Matrix Partnership was undertaken with careful regard for the role of the area, close to but just outside a town centre core area. The plan envisages that development comes forward as a new high density mixed use living/office quarter, complete with a new hotel and dramatically improved station square. Downgrading of the dual carriageway to reduce traffic dominance and promote much improved pedestrian connections is a key feature of the Plan.
The practice has been responsible for undertaking a Sustainability Appraisal of proposals to ensure the approach taken is fully compliant with Government guidance and the optimum solution is advanced.
